What are specialty inspections?
Specialty inspections are additional inspections for specific things, like testing for mold, lead-based paint, or the presence of radon.
Specialty services require additional training and certifications for home inspectors to be able to offer. These specialty services also require specialized tools or tests. These services can be ordered as standalone services, or can be ordered to be done at the same time as a normal home or VA/FHA home loan inspection.
It is important to note that banks will require specific forms to be completed proving that you have satisfied the state requirement for some of these specialty services. Only inspectors who are licensed and certified have the necessary credentials to complete these forms. An ordinary home inspection report will NOT satisfy the state's requirement for a mold or termite inspection, for example.
Tier One Home Inspection Services is certified by the State of Indiana through the Office of The Indiana State Chemist to provide the following specialty inspections listed below.
A mold inspection consists of a visual inspection for mold growth, moisture mapping for hidden leaks, air sampling, surface sampling, and checking the air conditioning for mold.
A termite inspection consists of a visual inspection for signs of active termites and other wood-destroying organisms like carpenter ants, carpenter bees, wood-boring beetles, and wood-destroying fungi.
A four-point inspection consists of an examination of the current condition of the four major systems of a home: roofing, electrical, plumbing and HVAC.
Also known as a Warranty Inspection, an 11th Month Inspection is done on new construction homes on the 11th month after construction was complete. Because new construction comes with a standard 12-month warranty, this inspection is intended to discover any flaws within the warranty period so you can make a claim with your builder if necessary.
Environmental sampling consists of tests for environmental pollutants such as lead-based paint and asbestos, as well as damage from poor drainage, or decaying materials in the home.
